TRENTON, N.J. — Owning a home is big part of the American dream and Mercer County would like to help families achieve that dream through the Mercer County First-time Homebuyer Program Workshops.
Buying a home is likely the largest transaction an individual can make, but also the most confusing and complicated. “Mercer County has enhanced our First-time Homebuyer Program to assist individuals and families who are interested in purchasing an affordable home, and I invite you to participate in one of the upcoming workshops to learn more about the program,” said Mercer County Executive Brian M. Hughes encourages.
Through the Mercer County First–time Homebuyer Program Workshops, participants can learn how the mortgage process works, and participating lenders will be on hand to guide applicants and provide answers. Two of the greatest obstacles faced by potential first-time homebuyers are down payment and closing costs. The Mercer County First-time Homebuyer Program assists income-eligible applicants by contributing up to $7,000 toward down payment and closing costs.
Eligibility for assistance is based on family size and income, and lenders will help determine mortgage eligibility based on income, credit rating and current monthly expenses. To receive assistance through the Mercer County First-Time Homebuyer Program, applicants must participate in a Homebuyer Training Course, cannot have owned a home within the past three years -- unless that person is a single parent or displaced homemaker -- and cannot own other real estate at the time of closing.
Potential buyers can shop for suitable homes in the following Mercer County municipalities participating in the program: East Windsor, Ewing, Hamilton, Hightstown, Hopewell Borough, Hopewell Township, Lawrence, Pennington, Princeton Borough, Princeton Township, Washington Township, West Windsor, and the Trenton Arena Improvement District.
“The Mercer County Consortium is able to offer this program with the new American Dream Down Payment Initiative (ADDI) funds now provided by the federal Housing and Urban Development department. The consortium acquired these funds as part of the HOME Investment Partnership Program Grant,” Hughes added.

- Sept. 27, 2006, Mercer County Library, Ewing Branch, 61 Scotch Road, Ewing, 6:30 p.m.
- Oct. 5, 2006, Mercer County Library, Hightstown Memorial Branch, 114 Franklin St., Hightstown, 6:30 p.m.
- Oct. 11, 2006, Mercer County Library, Lawrence Headquarters, 2751 Brunswick Pike at Darrah Lane, Lawrence, 6:30 p.m.
- Oct. 23, 2006, Hamilton Public Library, 1 Municipal Drive, Hamilton, 6:30 p.m.
Lenders participating in the workshops include Commerce Bank, Countrywide Home Loans, PNC Bank, Wachovia Mortgage Corp.; Wells Fargo Home Mortgage; and Yardville National Bank.
